The board addressed questions about the amended bylaws and six new policies adopted in fall 2025, confirming both were legally compliant board actions. Financial reports showed an ending balance of $72,788.86, with the largest expense being legal fees tied to the ongoing Lot 25 litigation. Unfinished business included an update on the Lot 25 counterproposal, the upcoming community survey closing March 9, a stalled effort to restore lighting at the Chatfield Estate entrance, and an extended discussion of tree damage along North Chatfield Drive from bark beetles and an apparent porcupine problem. The board confirmed the $250 special assessment will not be returned, as reserves had fallen below appropriate levels regardless of litigation costs.
